We conduct a comprehensive assessment of your property—zoning, overlays, buildable yield, site constraints, and market potential—all while securing quotes from certifiers, engineers, builders, and planners.

3. Concept Design & Planning Strategy

Working with our chosen architect or draftsman, we finalise a concept design tailored for high performance and return. Simultaneously, we craft a planning strategy aligned with local council requirements and DA/CDCs.

4. Consultant Engagement

We assemble a high-trust team of specialists—town planners, engineers, surveyors, certifiers, and more—ensuring every detail is precise, compliant, and optimised.

5. Approvals & Council Submissions

Taele handles documentation, lodgement, and liaison for approvals (DA or CDC), iwi consultation (if applicable), and works through any council requests efficiently and transparent along with our consultants.

6. Builder Tendering & Contract Negotiation

We manage competitive builder tenders, evaluate proposals meticulously, negotiate contracts, and lock in fixed pricing to protect your budget and schedule..

7. Construction Oversight

From ground-breaking to hand-over, we provide active project management: site supervision, scheduling, progress reporting, quality control, and budget tracking.

8. Subdivision & Occupation

Once construction wraps, we coordinate final inspections, title creation (subdivision if needed), and the Occupation Certificate—so you can settle sales or move into your new home with confidence

9. Sales & Exit Strategy

Whether selling off the plan or at completion, we assist with marketing, agent selection, pricing strategy, and seamless settlement to help you maximise profit and minimise stress
